

Managed in the heart of Google’s main Mountain View, CA campus, a new $76 million, 104,750 square foot 5-Star Hotel, with 200 room, 65′ driven pile, podium design construction, supporting five-stories of wood framed guestrooms with adjacent five-level concrete parking structure. Value Engineered over $4 Million savings into final GMP contract with general contractor

- Responsible for overseeing all aspects of design and construction development activities, from due diligence, pre-development, entitlement management, design, permitting, budgeting, and construction
- Utilized long standing Bay Area relationships to manage CEQA/NEPA, BAAQMD, and PG&E needs for coordination and implementation into design
- Assisted with Entitlements and Development Agreements with Planning, Building & Public Works
- Work sessions with General Contractor davisREED and travel to their Rancho Cordova offices resulted in over a $4 million-dollar savings to the executed $42 million GMP Hotel Contract for this project
- Negotiated with project Architect, Gensler, to provide over $120K in savings on their Construction Administration and other service requests
- Brought in an outside consultant we have worked with over the years to research and provide code interpretation which helped resolve a Public Works Off-site Development Agreement design ‘disaster’
- Received County Health Approvals for Shoreline Hotel Food Service and Pool in ‘record time’
- Also established a relationship with, continuously pushed, and obtained Approvals from PG&E for a major Gas Line Relocation, Final Electric and Gas Service before receiving any City Building Permits
- Designed and built the Budget ‘hotel budget template platform’ now used to manage and complete all Ground Up and Acquisition projects
- We worked straight throughout the 2017 Xmas and New Year’s Holidays in order to ensure a timely and complete 3rd Round Plan Check Shoreline Hotel Response, submitted on January 3, 2018. The direct result was a 2-week schedule savings with issuance of a very needed Foundation Only Permit to maintain project schedule
